Rental Requirements

Requirements:
•    4 months min. work history unless laid-off (need separation notice)
•    Your current household monthly income must meet or exceed the required “Net income” (after taxes and deductions) w/no debt. With debt, the amount you owe each month to your creditor will be added to the minimum requirement. Example: If our minimum income for a home is $1800/mo, and you have to pay $200/mo for (credit card, car payment, etc) then your minimum monthly requirement would be $2000/mo (income must be verifiable).

We do not accept vouchers at this time.


•    Good rental history. We generally look for a credit score of around 640, but we are mostly look at payment history and the number of past collections. 
•    No open bankruptcies that have not been discharged yet
•    Proof of income and ID
•    No violent crimes, felonies, detainer warrants, or (2) orders of protection filed (within past 10 years.)
•    Credit report not showing any current instability
•    All information must be verifiable
•    Credit and background check
•    Security Deposit

No Smoking in the dwelling
No Waterbeds
$30 Application fee, plus $10 for any additional applicant non-refundable (covers credit and background check)

Pets:
•    (2) pets max. and must be housebroken
•    $400 fee non-refundable
•    Must sign Pet Agreement

We at TN Home Rentals love all dogs, but some breeds are not covered under our insurance.

Dog breeds not allowed:

  • Akita
  • American Staffordshire terrier
  • Chow
  • Doberman pinscher
  • Pit Bull
  • Presa Canario
  • Rottweiler
  • Any Wolf Hybrid
  • Any dog that has previously bit someone or another animal
  • (All dogs are subject to inspection)

Rules and Restrictions:
 There is NO smoking in the house/dwelling. If smoking of any kind is discovered there will be a $200 damage fee assessed each time. Smoking outside is ok, as long as the butts are properly disposed of. 
Limit of (4) people per unit.

Illegal drug activity and violent or dangerous behavior will not be tolerated

Only occupants approved in writing may occupy the premises. Additional occupants wishing to move in after the rental contract has been signed will be required to fill out their own application, go through the background and credit check ($30), and sign their own least agreement.
